Project Overview

The redevelopment of the Domain Collection Building, located at Carlton Gore, Auckland, represented a significant and multifaceted demolition project. This undertaking involved the complete deconstruction of a major commercial structure, including the removal of hazardous materials, specifically asbestos, as well as the full demolition of an existing carpark and a comprehensive strip-out and deconstruction of a seven-story building. The project also required extensive recycling efforts, focusing on both ferrous and non-ferrous metals. Nikau was selected to lead this complex endeavor, delivering solutions that balanced economic efficiency with robust sustainable practices to meet the client's rigorous requirements and timelines.

Nikau’s Project Approach and Solutions

Nikau’s approach to the Domain Collection deconstruction project was grounded in effective management and a strong commitment to sustainability. Our team executed a series of critical tasks with precision to ensure both safety and environmental responsibility:

  • Asbestos Removal: The project commenced with a thorough and systematic removal of asbestos sheeting and drop panels from the building’s exterior. This crucial step was designed to create a safe working environment, mitigating health risks and ensuring full compliance with safety regulations.

  • Decommissioning of Plant Room Equipment and Lift Room: Before the structural demolition began, all electrical equipment in the plant and lift rooms was decommissioned. This process was carried out in strict accordance with environmental and safety standards to prevent any potential hazards during the demolition phase.

  • Full Soft Strip: We conducted a comprehensive soft strip, which involved the removal of all non-structural elements such as office fittings, partitions, and fixtures. This preparatory work was essential for the subsequent safe and efficient demolition of the building’s main structural components.

  • Sediment and Erosion Controls: Extensive sediment and erosion control measures were implemented throughout the site. These controls were vital for managing runoff and protecting the surrounding environment from potential contamination caused by the demolition activities.

  • Demolition and Recycling: The demolition process involved several key operations:

    • Carpark Demolition: The existing carpark was demolished using a 28-meter high-reach excavator, which facilitated the efficient dismantling of the structure.
    • Panel Deconstruction: The external panel facade was dismantled using a 300-ton crane positioned at the rear of the site, in tandem with a 90-ton crane on the roadside, ensuring precise and safe removal.
    • Concrete Recycling: Over 2,000 tonnes of concrete were crushed and recycled offsite, contributing to resource recovery and reducing waste.
    • Steel and Metal Recycling: More than 500 tonnes of steel were salvaged, processed, and recycled. Additionally, 200 tonnes of non-ferrous metals were also recycled, underscoring our commitment to resource efficiency and environmental sustainability.

Contractor Responsibilities

Nikau was responsible for several critical aspects of the project, demonstrating our expertise and commitment to high standards:

  • Sediment and Erosion Control Installation: We implemented effective sediment and erosion controls to manage environmental impact and protect the site from contamination.

  • Safe Asbestos Removal: Managed the removal of 100 tonnes of asbestos with strict adherence to safety protocols, ensuring a hazard-free environment throughout the project.

  • Timber Salvage: Recovered and repurposed significant quantities of both native and exotic timbers, contributing to resource sustainability and reducing waste.

  • Concrete Recycling: Processed and recycled over 2,000 tonnes of concrete, enabling its reuse in future construction projects and minimising landfill contributions.

  • Steel Recycling: Recycled more than 500 tonnes of steel, enhancing resource efficiency and supporting environmental goals.
