The redevelopment of the former Fisher & Pykle warehouse, situated in East Tāmaki, Auckland, was a major undertaking involving the comprehensive demolition of a significant industrial structure. This project entailed the meticulous removal of hazardous materials, specifically asbestos, as well as the thorough deconstruction of a heavily reinforced steel framework. The demolition also included extensive recycling efforts, which encompassed the processing of both ferrous and non-ferrous metals and the crushing of concrete to meet client specifications for future reuse. Nikau was chosen to manage this complex project, bringing forward tailored solutions that combined economic efficiency with sustainable practices to adhere to the client's stringent requirements and timelines.
Nikau’s Project Approach and Solutions
Nikau’s approach to the Fisher & Pykle project was built on a foundation of effective management and a commitment to sustainability. Our team undertook a range of critical tasks, executed with precision to ensure both safety and environmental stewardship:

Asbestos Removal: The project began with the careful and systematic removal of asbestos sheeting from the warehouse. This was a pivotal step to create a safe demolition environment, minimising health risks and ensuring compliance with safety regulations.

Decommissioning of Electrical Equipment and Transformers: Prior to the structural demolition, all electrical equipment and transformers were decommissioned. This process was conducted in accordance with environmental and safety standards to prevent any potential hazards during demolition.

Full Soft Strip: A comprehensive soft strip was performed, involving the removal of all non-structural elements such as office fittings and fixtures. This preparatory work was essential for the safe and effective demolition of the main structural components.

Sediment and Erosion Controls: Extensive sediment and erosion control measures were implemented across the site. These controls were crucial for managing runoff and protecting the surrounding environment from potential contamination.

Demolition and Recycling: The demolition process involved the complete dismantling of the warehouse's steel structure, slabs, and foundations. Over 10,000 tonnes of concrete were crushed and recycled, while more than 3,000 tonnes of steel were salvaged, processed, and recycled. The steel was further downsized for export to international partners. Additionally, 500 tonnes of non-ferrous metals were recycled, reinforcing our commitment to resource efficiency and sustainability.
Contractor Responsibilities

Timber Salvage: Substantial quantities of both native and exotic timbers were recovered and repurposed, contributing to resource sustainability.

Concrete Recycling: We processed and recycled over 10,000 tonnes of concrete, facilitating its reuse in future projects and minimizing waste.

Steel Recycling: Our efforts included the recycling of more than 3,000 tonnes of steel, enhancing resource efficiency and supporting environmental goals.
